These Terms form a binding agreement between you and Solaratek Co., Ltd.. You must read them carefully before using the Service. We may update these Terms from time to time; the "Last updated" date at the top indicates when changes were made. Material changes may be communicated through the Service or by other appropriate means. Continued use after changes take effect constitutes acceptance of the revised Terms.

To use the Service you must:

• Be at least 16 years old, or the minimum age required in your jurisdiction if higher.
• Have the legal capacity to enter into a binding contract.
• Provide accurate registration information and keep your account details up to date.
• Verify your phone number where required to access certain features.

You are responsible for all activity under your account. Keep your login credentials secure and notify us promptly if you suspect unauthorised access. We may suspend or terminate accounts that violate these Terms or applicable law.

Authentication may be offered via phone OTP and third‑party providers (such as Facebook, Google, or Telegram). Your use of those providers is also subject to their respective terms and policies.

AeinMap connects property seekers with landlords, agents, and agencies through searchable listings, map browsing, saved searches, reviews, notifications, and related tools. Features may change over time as we improve the platform.

The Service includes proprietary map and AI technologies developed bySolaratek Co., Ltd.. We do not guarantee uninterrupted availability, error‑free operation, or that every listing displayed is currently available, accurately priced, or free from misrepresentation by third parties.

AeinMap is an intermediary platform. Unless explicitly stated, we are not a party to rental, sale, or agency agreements between users.

The Service supports different user roles, including property seekers ("seekers") and real estate agents ("agents"). Role‑specific limits apply, including but not limited to:

• Seekers may be limited in the number of active listings they can publish and may not join or create agencies.
• Agents may subscribe to individual or agency plans with higher listing limits, featured slots, and team features subject to plan terms.
• Agency owners and members must comply with invite, membership, and billing rules applicable to their agency subscription.

We may change role definitions, limits, and plan features with notice where required. Attempting to circumvent limits (for example, by creating duplicate accounts) is prohibited.

When you create, upload, or publish listings, photos, descriptions, reviews, messages, or other content ("User Content"), you represent and warrant that:

• You have the right to publish the content and to offer the property described.
• Your content is accurate, not misleading, and complies with applicable law.
• Your content does not infringe intellectual property, privacy, or other rights of any person.
• Contact information and pricing you provide are genuine and current to the best of your knowledge.

Listing type (rent or sale) is fixed at creation; to change type you must create a new listing. We may remove, hide, or modify content that violates these Terms, our community guidelines, or applicable law, or that we reasonably believe poses a safety or fraud risk.

You grant AeinMap a non‑exclusive, worldwide, royalty‑free licence to use, host, store, reproduce, display, and distribute your User Content solely to operate, promote, and improve the Service. You retain ownership of your User Content.

Certain actions require identity or phone verification, including creating or editing listings, agency mutations, and billing features. You agree to provide truthful information in KYC and verification submissions. Submitting false documents or impersonating another person may result in immediate account termination and referral to authorities where appropriate.

Verification badges and ratings reflect information available on the Service at the time of display. They do not constitute a guarantee of quality, legality, or suitability of any user or listing.

AeinMap offers paid features through subscriptions, agency plans, and a credits system ("credits") used for promotions such as featured listings or listing boosts. Prices are displayed in Myanmar Kyat (MMK) unless otherwise stated.

• Payments are processed by third‑party payment partners. By purchasing, you authorise us and our partners to charge the selected payment method.
• Subscriptions and agency plans renew according to the billing cycle shown at purchase unless cancelled before renewal.
• Credits are non‑transferable between accounts unless we explicitly allow otherwise.
• Unused credits may expire according to the terms shown at purchase or in your account dashboard.
• Except where required by applicable law, fees are non‑refundable once credits are consumed or a billing period has started.

We may change pricing, plan features, or credit packages with advance notice where required. Promotional offers may include additional terms.

You agree not to:

• Post false, duplicate, offensive, discriminatory, or illegal listings or content.
• Harass, threaten, or defraud other users.
• Scrape, crawl, or use automated means to access the Service without our written permission.
• Reverse engineer, interfere with, or attempt to bypass security or rate limits.
• Use the Service for money laundering, spam, or unauthorised commercial solicitation.
• Misrepresent your identity, agency affiliation, or property ownership.
• Upload malware or content that disrupts the Service or other users’ devices.

Users may report listings or accounts through in‑app reporting tools. We may investigate reports and take action at our discretion.

The Service, including its design, software, map data, AI models, logos, and branding, is owned by Solaratek Co., Ltd. or its licensors and protected by intellectual property laws. Except for the limited rights expressly granted in these Terms, no licence is granted to you.

You may not copy, modify, distribute, sell, or lease any part of the Service without our prior written consent. "AeinMap" and related marks are trademarks of Solaratek Co., Ltd..

The Service may link to or integrate with third‑party websites, payment providers, or social login services. We are not responsible for third‑party content, policies, or practices. Your dealings with third parties are solely between you and them.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON‑INFRINGEMENT.

We do not warrant that listings are available, that property descriptions are complete, or that transactions between users will succeed. You are solely responsible for inspecting properties, verifying ownership, and conducting due diligence before entering any agreement.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, Solaratek Co., Ltd., ITS DIRECTORS, EMPLOYEES, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO AEINMAP IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) FIFTY THOUSAND MMK (50,000 MMK).

Some jurisdictions do not allow certain limitations; in those cases, our liability is limited to the fullest extent permitted by law.

You agree to indemnify and hold harmless Solaratek Co., Ltd. and its officers, employees, and agents from any claims, damages, losses, or expenses (including reasonable legal fees) arising from your User Content, your use of the Service, your violation of these Terms, or your violation of any rights of another person or applicable law.

You may stop using the Service at any time and may request account deletion through available account settings or by contacting us.

We may suspend or terminate your access immediately if we reasonably believe you have violated these Terms, pose a security or legal risk, or if required by law. Upon termination, provisions that by their nature should survive (including intellectual property, disclaimers, limitation of liability, and indemnification) will remain in effect.

These Terms are governed by the laws of the Republic of the Union of Myanmar, without regard to conflict‑of‑law principles. You agree that courts located in Yangon, Myanmar shall have exclusive jurisdiction over disputes arising from these Terms or the Service, except where mandatory consumer protection laws in your jurisdiction provide otherwise.

Before initiating formal proceedings, you agree to contact us at legal@aeinmap.com and attempt to resolve the dispute informally within thirty (30) days.

We may modify these Terms to reflect changes in the Service, legal requirements, or business practices. If changes are material, we will provide notice through the Service or by other reasonable means. Your continued use after the effective date constitutes acceptance of the updated Terms.
